Users post property information, discover listings and deal directly with the relevant owner/authorized poster. Under this model MIDAS ASSOCIATES does not negotiate sale price, conclude a property transaction on behalf of a user, accept property consideration/booking/token money, hold escrow, or charge a success-based brokerage/commission for a property transaction.

1. User-Submitted Information

Listings, photographs, prices, dimensions, availability, ownership statements and other property details are supplied by users/owners/authorized posters. Platform review is a content/completeness check and is not a legal title certificate, ownership guarantee, technical survey, valuation certificate or statutory approval.

2. Authority to List

A person posting a property must be at least 18 years old and must be the owner/co-owner or possess lawful written authority to publish the listing. Impersonation, forged documents, misleading claims, duplicate/fraudulent listings, unlawful discrimination, infringement of third-party rights and concealment of material facts are prohibited.

3. RERA & Project Compliance

Where the Real Estate (Regulation and Development) Act, 2016, U.P. RERA rules/orders or any other law applies to a project, promoter, agent, advertisement or transaction, the responsible user must hold and disclose the registration/authorization required by law. A promoter/developer/project-inventory listing may be placed on compliance hold until the relevant status and registration details are checked. MIDAS ASSOCIATES does not represent that a property is RERA-exempt, RERA-registered or legally approved merely because it appears on this website.

4. Independent Due Diligence

Before paying money or signing any document, users should independently verify title/ownership, chain of title, encumbrances, revenue records, land use, sanctioned plan/layout, development/authority approvals, RERA status where applicable, measurements, access, possession, dues, litigation, acquisition notices, taxes and other material legal or physical facts through appropriate official records and qualified professionals.

5. Direct Dealings; No MIDAS Payment

Property negotiations, agreements, payments, registration and possession are matters between the concerned users/parties. Do not transfer any property price, token, booking amount, security deposit or advance to MIDAS ASSOCIATES merely because a listing is displayed here. If anyone demands such payment while falsely claiming to act for MIDAS ASSOCIATES, report it immediately.

6. No Guarantee

MIDAS ASSOCIATES does not guarantee availability, price, lowest/best price, investment return, appreciation, rental yield, legal title, loan eligibility, construction quality, possession date or transaction outcome. Mandatory rights and liabilities that cannot lawfully be excluded remain unaffected.

7. Moderation, Hold & Takedown

MIDAS ASSOCIATES may ask for supporting information, mark a listing for review, suspend publication or remove content where details appear incomplete, misleading, disputed, unlawful, infringing or non-compliant, or where a competent authority/court/lawful process requires action. Publication is not an endorsement of the property or poster.

8. Privacy & Contact Consent

The platform may collect name, mobile number, email address, property details, submitted links and communications for listing review, platform operation, support, fraud prevention and user-requested contact. Contact information will be published to other users only where the poster has consented or where otherwise lawfully permitted. MIDAS ASSOCIATES does not sell personal data as a standalone product. A user may request correction, withdrawal of publication consent or deletion of platform-held personal information, subject to lawful retention requirements, by writing to midasassociats@gmail.com.

9. Security & Third-Party Services

Reasonable platform safeguards are used, but no online transmission or third-party service can be guaranteed absolutely secure or uninterrupted. External links, maps, Google/Blogger services, WhatsApp, email and other third-party services are governed by their own terms and privacy practices.

10. Reporting & Grievance Contact

11. Taxes, Duties & Professional Advice

Users are responsible for their own stamp duty, registration charges, taxes, statutory fees and professional advice. General information on this website is not a substitute for independent legal, tax, technical or financial advice.

12. Applicable Law

These terms are subject to applicable laws of India and Uttar Pradesh. Any mandatory consumer, RERA, data-protection, information-technology or other statutory right prevails over an inconsistent contractual term. Subject to such mandatory jurisdiction, disputes relating to the platform shall be dealt with by the competent courts/authorities having jurisdiction in Lucknow, Uttar Pradesh.

13. Change of Business Model

If MIDAS ASSOCIATES later starts a service involving brokerage/commission, promoter inventory, transaction facilitation, booking/payment collection or another regulated activity, that service will be activated only after the required legal review, registration/authorization and updated terms applicable to that service.
